Steelwork, Tanking and Garage Conversion

Another interesting and demanding project for a family’s forever home.

Complete removal of the whole ground floor rear wall of a 17th century cottage in East Keswick.

Three fairly large steels were specified for this one as the wall was 600mm thick and rubble filled which was a challenge in itself.

Two 1m3 footings were excavated and poured with concrete to provide footings for pillars to support the new steels.

The existing footings were simply stones laid perpendicular to the wall above and so were completely inadequate to support the altered load.

Upstairs a doorway was created through the stone wall and a pair of cranked beams were fabricated on site to carry the stonework above and purlins in the roof.

The beams followed the pitch of the roof.

A further alteration was made to the existing garage extension, converting it into a habitable family room.

The existing garage doors and lintel were removed, stonework toothed out and walled in with reclaimed stone, lime mortar and replacement stone lintels as approved by the heritage officer involved.

Airbricks were provided for airflow and matched to the stonework on site.

Internally the walls were tanked and the floor raised with a timber floor, the internal skin was created with timber studwork covered in a vapour barrier.

100mm PIR insulation was used throughout to achieve the required u value.
